Dec. 13--Trammell Crow Co. is breaking ground Thursday on an office tower in Plano's Legacy Town Center project.
The eight-story building will overlook the Dallas North Tollway north of Legacy Drive.
The granite and concrete building was designed by Dallas architect HKS Inc. and will contain about 213,000 square feet.
It will be adjacent to an expansion of the popular Shops at Legacy retail complex.
A luxury hotel and fitness center are planned across the street from the office site.
The building is 100 percent speculative with no preleasing.
"There would be very few places where we would do this," said Crow Co. senior vice president David Reed, who is heading the leasing team for the project.
"Tenants will be able to walk out of our building and enjoy the shops."
The One Legacy Circle building, which will open next December, is being built in partnership with Principal Global Investors of Des Moines. Bank of America provided the construction financing.
The 150-acre Legacy Town Center complex eventually will contain more than 650,000 square feet of retail space, 1.2 million square feet of offices, 644 hotel rooms and more than 3,000 apartments and condos.
Developer Karahan Cos. kicked off the retail portion of the project in 1999.
About 3,500 residents are now housed in adjoining apartments and townhomes.
More than 40,000 people work in the surrounding Legacy business park.
