Rob Chamberlin shares his strategies for driving Security 101's Bay Area business
The commercial security market in California’s Bay Area is rapidly changing, driven by technological innovation and shifting security priorities. This dynamic environment presents both challenges and opportunities for businesses, particularly in a region known for its competitive landscape and constant innovation.
When we first introduced Rob Chamberlin in 2019, he had just joined Security 101 as the latest franchise owner in the network. Five years later, his leadership has transformed Security 101’s Northern California territory into one of the fastest-growing markets among the organization’s 58 locations nationwide. In an industry growing in the low single digits year over year, Security 101 in Northern California has enjoyed 70%+ growth annually since its inception.
Here’s an inside look at how Chamberlin and his team have achieved this success.
Thriving in a Competitive Landscape
The Bay Area remains a hub for security innovation, with advancements in artificial intelligence (AI), machine learning, and automated analytics reshaping how businesses approach security. These technologies have enabled real-time threat detection and more efficient management of complex systems, making them indispensable for modern security strategies.
However, the region also faces unique challenges. For example, San Francisco’s office vacancy rate reached 34.9% in the third quarter of 2024, creating a need for tailored solutions to secure vacant or repurposed spaces. Meanwhile, the East Bay’s industrial spaces, with a much lower vacancy rate of 6.3%, require robust security measures for warehouses and distribution facilities.
“The Northern California market is fast-moving and highly competitive,” said Chamberlin. “It takes a deep understanding of the market and a willingness to innovate to stay ahead, and that’s what we have focused on since day one.”
Through a combination of cutting-edge technology and market insight, Security 101—San Francisco Bay Area has consistently adapted its offerings to meet the needs of its diverse client base.
Building Success in a Dynamic Market
Under Chamberlin’s leadership, Security 101—San Francisco Bay Area has achieved several milestones that set it apart from competitors. The branch has maintained an impressive 100% year-over-year growth rate, a remarkable accomplishment in such a competitive environment.
The team has expanded its regional footprint to five offices, including the opening of its third Bay Area office in Santa Clara, CA, two years ago.
“Two short years ago, we opened our third Security 101 office in the Bay Area in Santa Clara, CA,” said Chamberlin. “Thanks to the hard work of our all-star team, including Paul Newton (Director of OPS), Derek Kahoalii (Project Manager), Kim Hammer (Office Manager), Mike Carrillo (Sr. Corporate Account Exec), and many others, we've been selected as a 'Three Best' security company in the area for 2025!”
Adapting to Industry Challenges
The security industry is undergoing significant shifts as businesses face evolving threats and seek innovative solutions to protect their assets and employees.
Remote Video Monitoring (RVM) has emerged as a cost-effective and scalable solution for businesses seeking enhanced security. Security 101’s Bay Area team has helped clients implement RVM systems that strengthen their security posture without relying on extensive on-site resources.
AI technologies have further transformed security operations, with automated video analytics and predictive threat detection enabling businesses to proactively address risks with precision and efficiency.
Workplace violence remains a significant concern, and California’s Senate Bill (SB) 553 has underscored the importance of prevention. The law requires businesses with ten or more employees to establish written workplace violence prevention plans.
To support local businesses, Security 101 co-hosted an educational session featuring Robin Stearns, a leading expert in workplace violence prevention. The event provided actionable insights on complying with SB553, understanding the types of workplace violence, and creating effective safety plans.
“This session exemplifies our commitment to workplace safety and ensuring our clients are prepared to meet legislative requirements,” said Chamberlin.
By leveraging advanced technologies and addressing critical issues like workplace safety, Security 101 Bay Area continues to provide its clients with effective, forward-thinking security solutions.
Building Connections Across the Industry
At the core of Security 101 Bay Area’s success is its commitment to engaging with the community and fostering meaningful connections within the security industry and beyond.
As a board member of the ASIS International SF Bay Area Chapter, Chamberlin actively participates in discussions about pressing security challenges and innovative solutions. His involvement fosters collaboration and the exchange of insights among professionals across the industry.
The branch’s participation in GSX 2024 further highlights its dedication to connecting with peers and staying informed about the latest trends. At this premier event, the team engaged with clients, innovators, and industry leaders, strengthening its position within the broader security community.
Beyond industry-specific events, Chamberlin has also participated in CEO Roundtables hosted by the Alliance of Chief Executives. These sessions have provided a valuable platform for open dialogue on common challenges faced by business leaders.
“Every CEO or small business owner I've met struggles on some level with sales and marketing,” said Chamberlin. “This series of CEO Roundtables has been a huge value over the past six months.”
Through these efforts, Security 101 Bay Area has built a strong network of collaborators and partners, ensuring it remains deeply integrated into the fabric of the Bay Area’s business and security landscape.
Looking to the Future
As Security 101 Bay Area continues to thrive, the focus remains on innovation, client satisfaction, and team development. The branch is poised to capitalize on further advancements in technology, particularly in AI-driven security solutions, and expand its reach across new sectors and client bases.
“Looking ahead, we’re excited to continue setting the standard for security integration in Northern California,” Chamberlin said. “This region’s fast-paced, innovative spirit is the perfect backdrop for the solutions we offer.”
